How is Buyer Agency created?
Buyers should engage a real estate broker as their agent. When Buyer Agency is created, the buyer becomes the client, and the real estate broker, the agent, can offer services they could not offer as a non-agent. How is the Buyer's Agent paid? From the listing broker's (the Seller's Agent) marketing fee, commonly called the commission. It has already been set aside from the seller's proceeds as a term of the listing agreement. The listing broker uses that fee to accomplish the sale of the property by sharing it with any agent who brings a successful buyer into the transaction. In other words, the buyer's agent is paid from the commission of the Listing Broker. It doesn't cost you, the buyer, a cent!
